Appraisal Contingency: Keep it or Remove it?

I highly recommend Lex and his team to anyone looking to purchase a home. I would say I was a very tough client because I was purchasing a home for the first time and I had no idea what I wanted when I started my search. I did not know whether I wanted a house/townhouse/condo and did not have a  good idea about the area I wanted to live [DC or Virginia and obviously that is a broad range]. Lex was incredibly patient with me! We looked for several months until I finally narrowed down the area [Del Ray] I wanted to live in and the type of home I wanted to purchase [a single-family home]. I was very impressed with Lex's negotiating skills! He went above and beyond to help me get the price and other perks that I wanted. Moreover, I felt that Lex was available day or night for any questions I may have had. I am very happy with my home and I was very impressed with Lex's level of expertise and customer service! I highly recommend Lex to anyone and would definitely use him again for future purchases or sales.
